We want the application process to be as straightforward as possible. Before submitting an application, please review the information below so you understand our qualification standards, what documentation you may need, and what happens after you apply.
All applications are subject to verification and background screening. Providing complete and accurate information helps us process your application as quickly as possible.
We encourage all prospective residents to review our qualification standards before paying a nonrefundable application fee.
Each applicant age 18 or older must complete an application and provide valid photo identification and the information required to complete identity, credit, background, rental-history and income verification.
Applicants must demonstrate sufficient verifiable income to support the proposed rent and their existing monthly obligations.
As a general standard, total monthly obligations — including the proposed rent, estimated utilities, mortgages, vehicle loans, revolving debt payments, alimony, child support and similar obligations — may not exceed 50% of combined gross monthly income.
Income must be from a verifiable source. Documentation may include recent pay stubs, W-2s or other supporting documentation depending on the source of income.
Self-employed applicants may be asked to provide additional documentation to verify income, such as tax returns or 1099s and recent bank statements.
Because every income situation is different, additional documentation may be requested when necessary to verify income.
We verify rental history and may contact current and previous landlords.
Applicants should have a history of timely rent payments, proper notice when vacating, compliance with lease terms and appropriate care of previous rental properties.
Rental history for the previous five years may be considered.
Credit history is considered as part of the overall application.
Applicants with credit scores below 620 may be subject to additional review and, if approved, may be required to provide an additional security deposit or meet other approval conditions.
We may also consider relevant payment history, collections, judgments, liens, bankruptcies, eviction history and other information contained in the applicant's consumer report.
A background screening is conducted for each adult applicant.
Criminal history, when applicable, is evaluated in accordance with our screening policy and applicable fair housing requirements. Relevant factors may include the nature and severity of the conduct, how much time has passed, circumstances surrounding the conduct, evidence of rehabilitation, tenancy history and whether the conduct indicates a current threat to the health or safety of others or a substantial risk of property damage.
Pet policies vary by property and require owner approval where applicable. Approved pets may be subject to additional deposits, fees and/or pet rent as stated for the individual property.
Pet profiles and accommodation requests for assistance animals are processed through our PetScreening.com portal.
Fees and deposits applicable to pets are not charged for approved assistance animals.
Smoking is not permitted in AMRE-managed rental properties.

Each adult applicant who will reside in the property must complete an application and provide all requested information and documentation. Incomplete applications may delay processing.
We verify the information submitted with your application, which may include identity, income, employment, rental history, credit and background screening. All applications are verified. Please provide complete and accurate information.
Once the required information has been received and verified, we'll notify you of the application decision and any additional requirements.
Once your application is approved, we'll provide instructions for securing the property and completing the move-in process.
If you are not taking immediate occupancy, you may be required to sign a Deposit to Hold Agreement and provide a holding deposit equal to one month's rent within 24 hours of approval.
The holding deposit removes the property from public offering while you complete the remaining move-in requirements. Properties generally cannot be held for more than 14 days. Once all requirements are satisfied and the lease is fully executed, the Deposit to Hold will be applied toward the security deposit.
Before receiving possession of the property, all required move-in funds must be paid, applicable utilities must be transferred as instructed, required documentation must be provided, and the lease must be signed by all parties.
Important: A holding deposit may be forfeited if an approved applicant does not complete the required move-in process. Please review the Deposit to Hold Agreement carefully before submitting funds.
All application information and supporting documentation are subject to verification.
Knowingly using false identity information, forged or counterfeit documents, or another person's identity to fraudulently obtain possession of a residential rental property may constitute a third-degree felony under Florida Statutes §817.537.
Providing false, misleading, incomplete or unverifiable information may also result in an application being denied or other action as permitted by the application, lease and applicable law.
